Janet is a retired law officer who wanted to add a steady stream of income by converting her attached garage into a rental unit. Otto utilized an existing beam as both a structural feature and design focal point, while vaulted ceilings and skylights help the space feel spacious and bright. Windows that match the existing house create a sense of continuity, while a separate entrance maintains privacy. The studio features Otto’s Contemporary trim option with custom brass fixtures, an integrated closet, and a built-in dishwasher.

The Existing Conditions

  • Privacy and amenities were key requirements for future rental use
  • The existing attached garage had high ceilings and an original redwood ridge beam — the kind you can’t buy today

The Design Decisions

  • All design choices were made with privacy and rentability in mind, including a privacy screen for the bed and a separate entrance for the future tenant
  • The unit is equipped with a full kitchen, dishwasher, laundry, and fantastic built-ins
  • Otto cleaned up the existing redwood beam and added skylights to create a dramatic space on a budget
